Notice of Public Hearing - Bylaw No. 2015 (Zoning Bylaw)
Bylaw No. 2015, the proposed new Zoning Bylaw for the Town, was given first and second readings by Council on April 23, 2012. Notice is hereby given that the Council of the Town of Sidney will hold a Public Hearing for the proposed bylaw on Monday, May 28, 2012 at 7:00 p.m. at Sidney Town Hall, 2440 Sidney Avenue, Sidney, BC.
All persons who believe that their interest in property is affected by the proposed Zoning Bylaw No. 2015 will be afforded a reasonable opportunity to be heard or to present written submissions respecting matters contained in the bylaw at the Public Hearing. Written submissions can be received at the Town Hall prior to the Public Hearing itself.
The purpose of Bylaw No. 2015 is to regulate land use (permitted uses) and built form (size and placement of buildings) on all properties within the Town of Sidney. This Bylaw would replace the current Zoning Bylaw No. 1660. All properties within the Town of Sidney would be affected by this bylaw.
Copies of all relevant background documentation may be inspected during normal working hours of 8:30 a.m. to 4:00 p.m., Monday to Friday (excluding statutory holidays) from May 14, 2012 to May 28, 2012 at the Sidney Town Hall, 2440 Sidney Avenue, Sidney, BC. Public Consultation Open Houses
Two open houses were held on February 28th and March 7th at the Mary Winspear Centre to provide members of the community an opportunity to review and comment on the proposed bylaw. The turnout was excellent - thank you to all those who attended and provided your input!
About the Zoning Bylaw
The Town’s Zoning Bylaw is a tool for implementing the community’s vision and priorities as set out in the Official Community Plan (OCP), Downtown/Downtown Waterfront Local Area Plan (LAP) and the Vision 2020 Strategic Plan. As the current Zoning Bylaw was adopted in 2001 and precedes these documents by several years, there was a need to update the Zoning Bylaw to more accurately reflect the community’s vision as stated in the OCP/LAP, while continuing to ensure compatible land uses and a comprehensive and complete community.
Over the last two years, Planning staff have been working in coordination with the Advisory Planning Commission on a comprehensive review and update of the Town’s Zoning Bylaw and are excited to be releasing a draft of the new bylaw for public input and consultation. Some of the proposed changes included in the draft are:

the addition of images and reference notes to explain some of the regulations;

the inclusion of policies that both facilitate development and focus on sustainability; and,
-
general improvements to the clarity and usability of the bylaw.
In addition to these proposed changes, some exciting housing forms new to Sidney are being proposed in the new bylaw.
