The Town’s Zoning Bylaw regulates the use, size, height, density and location of buildings on properties within Sidney.

Draft Amendment to the Zoning Bylaw

Council is considering an amendment to Zoning Bylaw No. 2275 to allow up to 3 or 4 dwelling units on properties within the Multi-Unit Residential group of zones with lot areas less than 750 square metres. Council gave the bylaw three readings at the May 26, 2025 Council Meeting. The bylaw has received approval by the Ministry of Transportation and Transit (MOTT) and will return to Council for consideration of adoption at the June 9, 2025 Council Meeting. Tips for understanding the zoning for your home

  1. Determine the zoning for your home by checking out the Zoning Map.
  2. Refer to Section 3 (page 19) of the Zoning Bylaw to understand the intent of the zoning.
  3. Refer to Section 4 (page 23) to learn about permitted uses for that zoning.
  4. Refer to Section 5 (page 52) to understand what could be built on that property if it were developed.
